What is the Difference Between an Age-Targeted Community and an Age-Restricted Community?

An age-restricted community is a development that meets HUDs guidelines for senior housing, which states that the housing must have at least one person who is age 55 or better in at least 80% of the housing units.   For developments with an age-restriction of 62 or better, all residents must meet the age requirement.  Age-targeted communities do not have to adhere to HUD guidelines and cannot discriminate on the basis of age.  They tend to market to baby boomers but must accept residents of all ages.
