What are the Differences Between Age-Targeted Communities and Age-Restricted Communities?

While most master planned communities are for all ages, age targeted and age restricted communities are usually master planned developments that are designed to attract a specific demographic. Age targeted developments are ones that legally have to accept anyone any age but market themselves primarily to baby boomers, empty nesters and retirees. It is very possible to find young families in an age targeted community. Age restricted communities, on the other hand, are legally allowed to exclude people who are younger than 55. In most 55+ developments, i.e., age restricted developments, at least 80% of the housing must be occupied by people age 55 or better. Younger spouses usually comprise the other 20%.
