The Willows at Camp Verde is a friendly, age-restricted, manufactured home community located along the Verde River and near Highway 17 in central Arizona, about half way between Flagstaff and Phoenix.   Homes here adhere to rather strict architectural and landscaping guidelines which ensures a neat, clean community with lots of curb appeal.   Streets are paved, and all utilities are located underground, which also contributes to the nice overall appearance of the neighborhood.

There are 98 fully-developed home sites, each one tenant-owned, on 15 acres.   Used homes are for sale and start at $39,000 for a 2 bedroom, 2 bath home with 1,040 square feet and all appliances.  $76,000 will fetch a newer, 2 bedroom, 2 bath home with all appliances, 1,300 square feet, air conditioning and a large deck.  New homes (called "turn-key" homes) are available starting at $65,000.  Land leases are $275 per month, and each lot has at least one shade tree.  Call (800) 658-5916 for more information.  

 

The community clubhouse is the center of activity and is home to a meeting room, a solarium, a pool table, a library with books and videos, a reading area, a kitchen, a puzzle table, card tables, a plant potting room, a workout exercise room and a spa that is heated all year.  Outside the clubhouse are tennis courts, a shuffleboard court and a basketball court.  The Willows also has a professionally designed 800 square foot, 5-cup putting green to help residents sharpen their short game.  One half mile of trails and wide, resident-only streets with little traffic provide further opportunity to stay in shape by bicycling or walking.  For those who enjoy the open road but who also enjoy staying home occasionally, the Willows has plenty of RV parking and storage.

Located in a quiet, safe, rural environment, the Willows is just a short way  from the commercial centers of Camp Verde (population 9,500) and Cottonwood where several first class medical facilities are located; the VA hospital is 40 minutes away in Prescott, and the Mayo Clinic is a little more than an hour away in Phoenix.  Most essentials can be found in Camp Verde, but the larger cities of Flagstaff and Scottsdale are 46 miles and 76 miles away, respectively, for more serious shopping and cultural needs.

This is central Arizona, so the weather is hot, and the skies are sunny.  Camp Verde is at elevation of 3,100 feet, and mountains surround the town, but it is still hot.  Summer temperatures can reach 100 degrees or more, and winter daytime temperatures hover in the 70s and 80s.    Humidity does occur, thanks to the River, but it rarely rains.   The sun shines 90% of the time.
