Cañon City (population 16,000) is a nice town 45 miles southwest of Colorado Springs, Colorado and is the location of Four Mile Ranch, a new master-planned community that is attracting all ages, not just retirees, because the real estate is appealing and affordable.  This handsome development has 1,640 acres with a variety of neighborhoods spread throughout, buffered by abundant green spaces and parks, and will eventually have a mix of 2,600 town homes, condos and single family homes as well as retail and office space.

As of now, home sites and single family homes are for sale.  Sites range in size from 8,800 sq. ft. to 16,000 sq. ft. and are priced from $50,000 to $250,000.   Homes are currently being built by Montane Homes, a Cañon City builder, and are 1,300 sq. ft. to 2,200 sq. ft., with two to three bedrooms and one to two baths.  Prices start at $192,950 and top out near $300,000.  All homes are built in the Colorado Territorial style and have front porches, private courtyards, stucco exteriors, metal roofs. There are 14 to 19 floor plans from which to choose, and many homes have views of the sparkling Green Horn Mountains and the Sangre De Cristo Peaks.   Call (719) 269-7444 for more information.

 

Four Mile Ranch calls itself a "multi-generational development" and is drawing families, empty nesters, professionals and retirees, giving it an eclectic personality and appealing to people of various income levels.    In the future, Four Mile is planning apartment homes, equestrian homes ("ranchettes"), golf casitas, an RV resort and a "full care" independent living community that will be designed for aging in place.  And some good news - there are no HOA fees.

Amenities are so far limited to the golf course, a Jim Engh-designed, 7,053-yard gem that can be enjoyed nearly year-round thanks to the 325 days of sunshine that the area receives (more than San Diego).  A community center is on the drawing board and will feature meeting rooms, a fitness center and a swimming pool.  Primary selling points are the great views and mild weather.  In this part of the country, humidity is low, and winters are tolerable; January winter temperatures can dip into the 20s and 30s but are usually in the 40s and 50s during the day, and summer temperatures average in the mid-70s.   

Centura Health St. Thomas More Hospital is the primary care facility in town and has recently undergone an $18 million renovation.  

Cañon City has a small town friendliness and one can travel from one end of town to the other in about 10 minutes.  It's a quiet place but has a few fun touristy spots, including The Owl,  a local eatery converted from  a turn-of-the-century cigar shop, and the Buckskin Joe Frontier Town and Railway, an authentic old west theme park. The Royal Gorge outside of town attracts tourists from all over the country and is billed as the largest suspension bridge in the world.  It should also be noted that Cañon City is home of the Colorado State Penitentiary, which is an important local employer.
