Heritage Shores is a large, master-planned 55+ community located in southern Delaware, roughly 30 minutes from the Delaware shore, and is within easy driving distance of Philadelphia, Washington, D.C. and Baltimore. It is a luxurious golf community and is still being built. At completion, planned for 2016, 2,000 homes will be here, making Heritage Shores one of the largest active adult communities in Delaware. When the project began in 2004, Lennar Homes was the builder, but today the residences are being built by Providence of Brookfield Homes and Ryan Homes. Heritage Shores is an award-winning community, recently named as the best active adult community in the country by the National Council on Senior Housing, and it is built around a gorgeous Arthur Hills-designed 18-hole championship golf course.  

 

 

 

Duplexes and single family homes are spread across 800 well-groomed acres. Duplexes come in two floor plans, and single family homes have eight floor plans. Prices start in the low-$200,000s and top out in the mid-$300,000s, and most designs feature main level living, a 2-car garage, a loft, air conditioning, a country kitchen, an irrigation system, first floor bedrooms, a gas fireplace, a pantry, walk-in closets, ceiling fans and a screened-in sun room. Exteriors are vinyl, and roofs are shingle. Square footage ranges from around 1,400 sq. ft. to 3,000 sq. ft., and most homes have golf course or pond views. Lots are also for sale from $99,990. Amenities are excellent. Golf is a primary activity, but a 28,000 sq. ft. clubhouse offers even more to do and houses a grand ballroom (which can accommodate 300 guests), a lounge, fine and casual dining, billiards, a card room, a woodworking shop, a sewing room, tennis courts, a hot tub, indoor and outdoor swimming pools and a fully equipped fitness center. A full-time activities director is on staff to provide recreational opportunities, organized activities and other events for those who are so inclined. The community also features a formal, gated entrance.

With the Atlantic Ocean and several major cities so close, there is plenty to do in this area, including watching car racing at Delaware International Speedway and gambling and horse racing at Dover Downs. Tax-free shopping at the Dover mall and other retail outlets is always popular. Delaware has low property taxes and no state or local general sales taxes. While real estate prices are often higher than the national average, the overall tax rate is lower, making the overall cost-of-living in Delaware about average. Bridgeville itself is a small town (population 1,400) and has been growing, 5% in the last 10 years.

The local climate is temperate and humid, with the normal daily mean temperature roughly 54 degrees and ranging from 31 degrees in January to 76 degrees in July. The average annual precipitation is about 42 inches, 21 inches of which are snowfall. The sun shines 205 days of the year.
