In Elkton, just fifteen minutes southwest of St. Augustine on Florida's northeastern coast, is Coquina Crossing, a gated (and manned), award-winning manufactured home community for those 55 and above. Opened in 1994, this is a land-lease development, so housing prices are on the inexpensive side because homeowners must pay a monthly lot fee. There are 1,300 homes, all single family, in a variety of colors (blue, green, yellow, etc.), each with siding exteriors and an attached garage.

Home prices start at $69,900, which will purchase a small bungalow with two bedrooms and one bath. The community's average price us around $150,000, for which a homebuyer receives approximately 1,500 sq. ft., three bedrooms and two baths. The most expensive homes top out in the high $100,000s and include up to 2,080 sq. ft., three bedrooms and two baths. Lot/HOA fees average $400 per month, which includes access to all the amenities, as well as lawn mowing and maintenance. Residents enjoy a lovely 17,000 sq. ft. clubhouse (whitewashed exterior with a red roof) that houses two swimming pools, a library, a fitness center, a game room, a spa, a large kitchen and a ballroom. There is also a business center, an arts and crafts work room and secure RV storage. The community has numerous clubs, and social activities are scheduled throughout the year, all planned and coordinated by a full time activities director. Florida's great beaches are just 10 miles to the east of Coquina Crossing, and wonderful St. Augustine, with all of its history and delightful shops, restaurants and pubs, is always a fun place to spend the day (it is also home to an extension of the Mayo Clinic), and Jacksonville (population 1.3 million in the surrounding metro area), 35 minutes to the north, is the place for big-city amenities and everything from professional football (the Jaguars) to world class live theater.
Coquina Crossing also has a program to entice potential buyers to come test out the community. Named "Experience the Lifestyle," it is $99 for a two night stay as long as a tour is taken (without the tour, the cost is $259). Home price reductions are also being offered.
The average January high temperature in this area is 68 degrees F., and the average January low temperature is 43 degrees F. The average July high temperature is 92 degrees F., and the average July low temperature is 70 degrees F. Precipitation ranges from 3 inches to 7 inches per month, and it is humid.
