In Elkton, just 15 minutes southwest of St. Augustine on Florida's northeastern coast, Coquina Crossing is a gated, 55+ manufactured home community. The development opened in 1994 and continues to grow.

Ponds and palm trees are scattered among the 1,300 attractive residences that come in a variety of pastel colors. Homes sit on ample lots with mature landscaping and manicured grass. Some residences have a front porch and a white picket fence. Others have a long driveway perfect for an RV. Dwellings come with two to three bedrooms, two baths and an attached two car garage. Interiors, particularly ones found in newer models, have laminate wood flooring, tall windows, ceiling fans, built in shelving, a formal dining room, vaulted ceilings, tile in the baths and more.

Lot fees cover access to the amenities and grounds maintenance. Homeowners are responsible for paying their own utilities and homeowner's insurance. New home buyers are credit checked by the community. Pets are welcome, although some restrictions apply.

It houses a library, a spa, a fitness center, a game room, a spa, a large kitchen, a business center and a ballroom. Beaches are just 10 miles to the east of Coquina Crossing, and historic St. Augustine is always a fun place to spend the day. Jacksonville, 45 miles to the north, is the place for big-city amenities, boasting everything from professional football to world class live theater.

Elkton does not have a hospital, but Flagler Hospital is in St. Augustine and is accredited by the Joint Commission.

Summer temperatures are in the 80s and 90s, and winter temperatures are in the 40s, 50s and 60s. On average, the area receives 48 inches of rain per year.

Who Buys in a 55+ Community?

Age-restricted communities, at least those for residents age 55 or better, generally appeal to people seeking a sense of community with other people from similar socioeconomic backgrounds. Most developments are gated or at least have some type of secured access and appeal to retirees seeking a sense of security. People who enjoy lots of amenities, planned activities and social interaction also buy in 55+ developments. Just an FYI: newer communities tend to have a younger demographic while older communities usually have a more mature set of residents, primarily because residents in older developments purchased when they were younger and have stayed put.
