Lake Juliana Landings is a very attractive, age-restricted, manufactured home community situated midway between Orlando and Tampa in central Florida.  Established in 1988, the development has nearly 300 homes, roughly 20 of which are still to be erected, and it overlooks a 1,200-acre freshwater lake with several other lakes nearby.  

 

 

The builder and management company here is Sun Communities, a well-known developer of 131 manufactured home communities and RV resorts in 18 states.  The homes at Lake Juliana Landings range in size from 768 square feet to 1,736 square feet with lot sizes from 4,200 square feet to 4,500 square feet.   New homes and pre-owned homes are for sale, and many have interior design features, including skylights, crown molding, oak cabinets, dormer ceilings, glass stove tops and marble window sills, that rival those found in site-built homes. Air conditioning, a washer and dryer and a microwave oven are standard in all homes.  

 

Prices start at $96,000 and top out at $113,000 for new 3-bedroom, 2-bath homes; pre-owned homes start at $55,000 for 3 bedrooms and 2 baths.   Because these are manufactured homes, homeowners do not own the land upon which their homes sit; instead, the land is leased, which is why home prices are so reasonable.  At Lake Juliana Landings, lot leases start at $311 per month, and some homes are on waterfront sites.  This fee can increase and is tied to local market trends.  Sun also offers a rent-to-own program to all residents.    Call (800) 917-0839 for more information.

Lake Juliana Landings is a pet-friendly place; residents may have two registered, "domesticated" pets per household, but the community does not allow some dog breeds or exotic animals. An additional monthly fee, per pet, may apply. 

This is a well-manicured development, and it has a nice selection of amenities, including a clubhouse, two heated swimming pools, a fitness center, a library, billiards, a fishing pier and boat slips.   Most days will bring residents out to enjoy a quiet time on the lake, fishing or just relaxing and soaking up the sun.    Many of Florida's top tourist attractions, such as Disney World and Sea World, are within an hour's drive, and I-4, the main highway that connects the east and west coasts, is about a mile away, so a day at the beach is easily enjoyed.   

Winter Haven Hospital, a 527-bed facility with 300 board-certified physicians, is twelve miles down the road.   The crime rate in the area is higher than the national average, but most of this is attributed to thefts and burglaries.  The weather is hot and humid in the summer, with day temperatures reaching into the 90s and six to eight inches of rain each month.  Winter temperatures are in the 50s, 60s and 70s, and the sun shines roughly 70% of the time.
