| Stonehaven Villas is an elegant, 55+
condominium development in Acworth, Georgia
(population 19,000). This community was built
primarily in 2007 and 2008 and with only 44 units,
it has a certain coziness that is lacking
in larger retirement developments, and there are
only a few residences for sale at any one
time. Homes are single-story with brick and
stone exteriors, lending a touch of Old World charm,
and there are only four units in each
building. Residences are well
designed and not on top of each
other so even though this is a condo development,
homeowners enjoy privacy from their neighbors. |

There are two floor plans here, one with two bedrooms and two
baths and one with three bedrooms and two baths
Standard features include vaulted great room ceilings, hardwood
floors, generous trim work, decorative box columns, trey ceilings and recessed
lighting. Residences are pre-wired for a security system,
and each one has a 2-car attached garage. They also have the highest sound proof
rating available and offer a 2 hour firewall
protection. A patio with a privacy fence helps create
privacy between neighbors, and curbside mailboxes, rather than a
community box with dozens of mail slots, is a nice touch. Prices
start at $269,000, and the HOA fee, which covers water and sewer,
trash removal, common area maintenance, lawn care and insurance,
is only $158 per month. For more information, call

This community does not have much in the way of
amenities, which is why the HOA fee is on the low side. In
fact, it does not have any amenities, but it is close to two popular
lakes, Lake Acworth and Lake Allatoona, and Cobblestone Golf Course,
which was recently rated the number one public course in Georgia by Golf
Digest, is close at hand. Acworth also boasts two
semi-private courses, one at Brookstone Country Club and one at
Bentwater Country Club.
And while Acworth, founded in 1860 and forty-five
minutes northwest of Atlanta, continues to grow, it retains the
ambiance of small town life, complete with late 1800's and early
1900's downtown architecture. Designated as a Georgia Main Street
City, Acworth is also part of the Main Street America program.
This region receives 4 to 5 inches of precipitation per
month and has an average relative humidity of 72%. Night time
July temperatures dip into the high 60s and low 70s, and daytime
highs can reach the 90s. Winters are mild with night time lows
in the 30s and daytime temperatures in the 50s and 60s.
