| Britton Falls by Del Webb is an
age-restricted, master-planned, active-adult
retirement community located in Fishers, Indiana
(population 58,000), a suburb of Indianapolis
(population 800,000). This development
sits on 335 acres, with 100 acres of open space, and
is still being built (it opened in the fall of
2006), although it is nearly completed.
Eventually, 1,100 homes will dot the
landscape. Del Webb is one of the country's
premier retirement community builders, and Britton
Falls is their first foray into Indiana. |

Brick, single family ranch-style homes (which are actually built
by Pulte), ranging in size from 1,197 square feet to 2,450 square
feet, are the inventory here, and there are nine model homes with
customizable floor plans from which to choose. These models
are all named for a type of wine (Cabernet, Riesling, etc.) and come
in series named for areas of California (Napa, Monterey, etc.),
which is a little too cute, but the homes are nice and are priced
from $165,900 for two bedrooms, two baths, a great room, 9-foot
ceilings and the option of adding a den, basement and/or sunroom
(which also adds to the price). The most expensive home is the
Bordeaux with 2,450 square feet, 3 bedrooms and two baths. The
model is selling for $274,900, but homes for resale are priced
higher than the models.

This community, as with many master-planned developments, has a resort-like
atmosphere. There are fifteen lakes dispersed throughout the grounds, and The
Chateau, the up and coming 23,000 square foot clubhouse and recreation center
(new active-adult communities seem to be competing to build the largest
clubhouse) will feature an indoor lap pool, an outdoor pool, tennis courts,
billiards, a ballroom, a library with Internet access, three bocce ball courts,
a state-of-the-art fitness facility, arts and crafts rooms and much more.
Britton Falls also has miles of walking and bicycling trails and is close to
ten local golf courses (four are in Fishers and the others are in
Indianapolis). There is a full-time activities director to plan events,
coordinate classes in everything from tap dancing to sewing and oversee

Fishers is about 20 minutes from downtown Indianapolis and 30 minutes from
the Indianapolis International Airport. The town has seen dramatic
growth in the last 15 years and has been ranked as one of the top 25 places to
live in the nation (and the best place to live in Indiana) in the last few
years. Eighteen percent of its residents are age 45 and above.
Fishers does not have a hospital yet, but Community Hospital North and
Fairbanks Hospital are nearby in Indianapolis, as is a extensive shopping and
dining.
This is central Indiana, so it is hot and humid in the summer (average highs
are in the 80s, with 70% to 80% humidity) and can be chilly in the winter
(temperatures can dip into the teens). The area receives 2-4 inches of
precipitation a month on average, some of which is snow (5 to 6 inches per
month in December, January, February and March). The sun shines 50% to
60% of the time.
