Knoll
Terrace is a very attractive, active adult manufactured home community
located in southwest Oregon's forested Umpqua Valley, about 100 miles north of
California and halfway between the Oregon Coast and the
Cascade Mountains. The community sits on wooded,
hilly terrain with tall pine trees and white oak trees
dotting the landscape. There are roughly 175 home
sites, and much of the surrounding countryside
is still undeveloped, giving Knoll Terrace a rural
feeling. Streets are paved, and many homes
have views of the mountains, which are just a few steps
from most front doors. Golden West is the home
builder here, and the company has more than 70 years of
construction experience.

There are 10 separate floor plans, and
models come in double-wide varieties and triple-wide
varieties. All homes have a fully landscaped yard and a
two car garage, giving this new community a very tidy and
well-kept appearance. Current re-sale homes start at
$80,000, and new homes are priced from at $120,000 (2 bedrooms, 2 baths and 1,300 square
feet) and top out at roughly $140,000 (3 bedrooms, a den, 2 baths and
1,782 square feet). Standard upgrades include
lever door handles, all appliances, rounded corners, wood
cabinets, recessed lights and fiberglass tubs and showers.

Since
this is a manufactured home development, there
are leases involved when owning a residence here. The land
lease fee is $375 per month, less $25 if made on or prior to the
5th of the month. Utility fees (essentially an HOA fee)
are $61.50 per month ($32 for sewer, $18 for water and $11.50 for
trash pickup). Heat and electricity are the responsibility
of the homeowner.
Canyonville is a very safe,
peaceful spot with 1,650 people calling it home (roughly 45% of
the population is age 45 or better). It is a conservative
place and is Oregon's third
oldest town. Despite its small size, Canyonville has a health clinic, three parks, a cute
downtown and a pioneer museum. There is also a
casino, the Seven Feathers Casino and Resort, which offers many
restaurants, a luxury hotel and live entertainment. Myrtle
Creek Golf Course is just down the road, as are Crater Lake (the
4th deepest in the world) and a number of wineries.
For fishermen (and women), the North and South Umpqua Rivers,
famous for salmon, are also close at hand.
Climate in this part of the
country is damp and cool. Canyonville receives gets 31
inches of rain and 6 inches of snowfall per year. The
number of days with any measurable precipitation is 128.
January temperatures dip into the 20s and 30s, and July highs
reach the 80s. The sun shines 180 of the year.
