Nearly 1,400 year-round residents, most of whom are retirees, call Savannah Lakes Village home.  Located just outside of McCormick, South Carolina (recently named one of the top small art towns in the U.S. and 35 minutes from Augusta, Georgia), this peaceful, rural community has approximately 850 homes on 4,000 acres and is situated along 25 miles of sparkling, 70,000-acre Thurmond Lake shoreline.  Cooper Communities is the developer here and has been building retirement communities in five southern states since 1954.   Savannah Lake Village itself was founded in 1989.

 

 

Single-family homes and town homes are available (there are no mobile or modular homes), with single-family home prices starting at $169,000 for a 10 year old, 2 bedroom, 1-2 bath home with 1,250 square feet.   This price will buy a home located on woodland but not near a golf course or the lake.    $189,000 will fetch a 1991, 3 bedroom, 2 bath home with 1,700 square feet, also with an interior location.  For a home along a golf course, be prepared to spend $249,000 and up.  The most expensive homes are along the lakefront and begin in the low $300,000s and rise to the high $600,000s.   The one town home we found for sale is $195,000.  

 

Half-acre lots are available and start at about $75,000 for heavily wooded land and range up to $325,000 for lake view properties.  The community currently has plans to build another 5,000 homes.

The town of McCormick is located in a lovely  rural setting and has a population of about 1,500 people. Surrounded by 80,000-acre Sumter National Forest and other state parks, hiking, biking and camping are all just a few steps away.    Gorgeous Lake Thurmond is the highlight of the area and is often cited in national magazines for its outstanding bass fishing.   Savannah Lakes Village itself offers many amenities, including two majestic 18 hole, championship golf courses with clubhouses.  residents also enjoy a lakefront restaurant and lodge and a 23,000 square foot, state-of-the-art health and fitness center with tennis courts (annual pass is $290), an indoor pool and an exercise room.  There are numerous volunteer opportunities for residents, including working with at-risk youth in McCormick, serving on the McCormick Arts Council, working with the McCormick County Health Center or with the Village Men's and Women's Golf  Associations.

Savannah Lakes Village Property Owners Association, Inc. is the local homeowners' association and assesses a monthly HOA fee of $62  for maintaining common community areas.  Call 800-332-0013 for information.   The South Carolina Road and Utilities also assesses an annual fee of $372 for road maintenance and utilities upkeep.

A medical facility is located within the Village with local emergency hospitals six miles away in McCormick.

The area enjoys a four season climate, with average temperatures for January and February about 50 degrees and with July and August averaging 80 degrees.
