For retirees seeking apartment homes, The Evergreens at Smith Run in historic Fredericksburg, Virginia might be just the ticket.  This maintenance-free, luxury, rental community is age restricted (55 and above) and offers one bedroom and two bedroom units with a variety of floor plans; some units have dens, family rooms and sunrooms, as well.   Why buy a second home or carry another mortgage when you can lease your retirement home?

Fredericksburg (population 20,000) was once the home of Revolutionary War hero John Paul Jones and President James Monroe.  Residents enjoy the 40-block historic district, known as Old Town, and its more than 350 buildings from the 18th and 19th centuries, including the homes of George Washington's sister and mother, as well the 1852 courthouse designed by James Renwick.   Shopping, museums, restaurants and historic battlefields are all nearby, as is the Rappahannock River and its boating opportunities.   Washington, D.C. is less than a hour to the northeast and provides all of the big city amenities one would expect.

The climate in this part of the world brings summer temperatures in the 70s and 80s, and winter temperatures in the 20s and 30s; humidity averages 65%.  The city receives 3 to 4 inches of precipitation per month and the sun shines 50% to 60% of the time.  

Fredericksburg has a crime rate very close to the national average.  Mary Washington Hospital is the primary health care facility.
