views of the Blue Ridge and Allegheny Mountains and a

active adult (55+) retirement community located in the
gorgeous Shenandoah Valley at the very northern tip of
Virginia. This 942-acre development is 90 minutes
outside of Washington, D.C. and will eventually have 2,130
single family homes, condominiums and town homes. |

Residences here are built by Centrex and Beazer. At this
writing, only duplexes ("villas") and single family homes
are available; prices for duplexes begin at $339,000 and fetch 1,675
square feet, two bedrooms, two baths, a two car garage, upgraded
cherry cabinets, granite countertops and upgraded tile in the
foyer. Single family homes start at $399,990 and have 1,725
square feet, two bedrooms, two and one half baths, a two car garage,
two dining areas and two living areas, a front porch, a pitched
roof, a fully sodded lawn, 9-foot ceilings, a 65 gallon water heater
and exterior vinyl or maintenance-free shake siding. Homes are
built on two levels, so Shenandoah is best for those able to climb
stairs without difficulty. Model homes are open now, and
although this is a 55+ community, some homes are available for those
45 and above (no one under 19 may live in the development on a
permanent basis).

Shenandoah manages to combine a resort-style environment with a
welcoming, neighborly ambiance and works hard to ensure that its
residents feel at home. The 35,000 square foot clubhouse
houses a social club, a media center, restaurants for formal and
informal dining, a library, activity rooms, a bar and a lounge, a
state-of-the-art fitness center, tennis courts and indoor and
outdoor swimming pools. Placid, 120-acre Lake Frederick,
around which Shenandoah winds, is stocked with fish including
Largemouth Bass, Bluegill and Northern Pike. Gasoline motor
boats are not allowed, which helps keeps the lake quiet year-round
(electric trolling motors are allowed).
With a full time activities director on staff, residents have
plenty of planned events, classes and outings to keep them busy;
there are also miles of leafy walking trails, a number of wineries,
historic battlefields, galleries, museums and outstanding
restaurants close at hand. Golfers will appreciate that six
golf courses, including the Winchester Country Club, Jackson Chase,
Bowling Green and Front Royal Country Club, are within a few minutes
of Shenandoah. And with Washington, D.C. so near, residents
enjoy even further opportunities to indulge in a variety of cultural
events, shopping and sporting events. The closest towns to
Shenandoah are historic Stephens City, population 1,145 and
chartered in 1758, and pretty Winchester, population 24,000 and
birthplace of Patsy Cline. Both towns are within a 15 minutes'
drive of Shenandoah.
This part of the country is typically hot and humid in the summer
(high temperatures in the 80s and 90s) and cool and damp in the
winter (high temperatures in the 30s and 40s). The sun
shines roughly 50% of the time. Two to three inches of snow
may accumulate during winter months.
