A luxurious resort lifestyle awaits those who retire to The Powder Horn, an upscale golf community situated in a scenic valley 175 miles east of Yellowstone Park in north central Wyoming.   The Big Horn Mountains loom in the distance, and nearby meadows are populated with antelope and elk.  The air is crisp and clean, and the topaz sky stretches as far as one can see.   And in the middle of it all, The Powder Horn meanders across 900 acres and has high-end homes and home sites for sale.   All properties come with mountain, valley or golf course views, and although this community is not age-restricted, it attracts active adults and retirees.

 
 

Residences come in five types, patio homes, "cottages," deck homes, villas and custom homes, all situated on large lots (custom homes have no design or time restrictions).  Current prices start at $335,000 and top out at $1.18 million.    Square footage ranges from just a little over 1,500 sq. ft. to more than 4,000 sq. ft.  One quarter-acre home sites are for sale as well and are priced from $50,000.  Long-term rentals, furnished and unfurnished, are also available.  HOA fees are as low as $68 per month.  Visit the development's website for more information.

This master-planned community blends nicely into the surrounding landscape, so much so that it has been designated a National Audubon Cooperative Sanctuary.  This means that the development has a healthy respect for the environment and has won certificates of achievement in six categories, including  Environmental Planning and Wildlife and Habitat Management.    This area is one of Wyoming's prettiest, and ranchers and a few celebrities call it home.

 

The Powder Horn has been named by Travel & Leisure Golf as one of “America’s Top 100 Golf Communities," and the 27-hole championship golf course is the reason why.   This course features three distinct nines, five different tee boxes, two practice facilities, a pro shop and an active women’s golf association.  The Mountain Nine boasts large greens, 30 sizeable sand bunkers and the open rolling terrain of a Scottish links course.  The Stag Nine is surrounded by wetlands and woods to create target golf, and The Eagle Nine offers surprising length and creative shots within a mix of meadow and creek-side terrain. There are also two practice facilities featuring a multi-tiered putting green, large tees and short-game areas.  Rates range from $40 for 9 holes to $84 for 18 holes, plus cart fees.  Two levels of golf and amenities memberships are also available.

In addition to outstanding golf, there is a beautiful, members-only 30,000 square foot clubhouse with the delicious restaurant, Remington's, a bar, a fitness center, a spa and a pool.  Residents also enjoy two tennis courts and an active tennis community with social events and tournaments.  A tennis pro is on site, and lessons are available.   Horseback riding trails, trout-stocked ponds, nearby lakes and abundant wildlife all contribute to the quality of life found at The Powder Horn.

An extra plus to retirement here is that Wyoming has no personal state income tax.  

Sheridan is a community with about 16,000 people.  It's a typical Western town, quiet and conservative, a hub for ranchers and farmers.  It is growing, though, 6% in the last decade.  Summers bring temperatures in the 70s and 80s; winters can bring temperatures in the teens and 20s.   Precipitation comes in the form of snow with several inches falling during winter months.  The sun shines 210 days of the year, and humidity averages 45%.
