The Champions' Club, an appealing 55+ community in central Delaware, broke ground in 2007 and wrapped up in 2021. It has 326 single family homes on 112 acres.

The development has nine floor plans from just over 1,000 square feet to just under 2,000 square feet. Most homes have one to four bedrooms and an attached two-car garage. A loft and/or a basement are optional. Upgrades might include a hardwood foyer, a walk-in pantry, and stainless steel appliances. The master suite and baths are large and well-appointed. Exteriors are vinyl with stone/brick and a pitched roof.

Prices start in the high-$400,000s. The HOA is $212 per month. Please verify this with a Realtor as prices will change.

The clubhouse has a great room with a dance floor as well as a kitchen, a lounge, and a conference room. Space for exercise, card games, crafts, and billiards is also available. Outdoors, residents enjoy a swimming pool, walking trails, and courts for tennis or bocce ball. The social calendar is filled with karaoke nights, shopping excursions, lunch meetings, and weight-training classes.

The nearby Jonathan's Landing Golf Course has a live music Thursday and 18 holes of marshland links. Its clubhouse replicates the Port Mahon Lighthouse. Champions' Club is only six miles west of Delaware beaches (touristy beaches are about 45 minutes away), and 13 minutes south of Dover. Residents can explore Dover's Johnson Victrola Museum, its speedway, State House, and the Sewell C. Biggs Museum of American Art. Its Kent County Theater Guild offers five shows per season.

Magnolia does not have a hospital, but Bayhealth Medical Center is just six miles away in Dover and accredited by the Joint Commission.

On average, the area receives 45 inches of rain and 12 inches of snow per year. Summer temperatures reach the low-90s, and winter temperatures are generally in the 20s, 30s and 40s.

Delaware:

Delaware sits in the northeastern portion of the Delmarva Peninsula in the Northeastern region of the United States. It is bordered by New Jersey, Maryland, Pennsylvania and the Atlantic Ocean and is the second smallest state geographically. When it comes to population, it is the sixth least populous state but the sixth most densely populated.

The largest population center is the town of Townsend in New Castle County, one of the state's three counties (Kent and Sussex are the other two). In 2013, the state had the ninth highest number of millionaires per capita in the United States.

Newer Communities vs. Older Communities

Retirement communities come in a variety of shapes and sizes. These days new communities have a lot of bells and whistles, often including a large clubhouse with a state of the art fitness center, a resort-style swimming pool, an 18 hole championship golf course (or two or three), concierge services, transportation services, a rental program and much more. Something to keep in mind with newer communities is how the development will look when it is completely built out. And who will the residents be? Older communities often cannot match the amenities of newer ones, but they make up for that by having an established group of residents. You have a better idea what you are getting when you buy into an older development.
