Leesburg is a lakeside town in central Florida and is the site of Scottish Highlands, a cute, casual 55+ community with single family homes on spacious lots. The 653 residences were built by Pringle from 1983 to 1992, giving the community an established quality.

Scottish Highlands is divided into five villages, a couple of which are dotted with lakes, giving some homeowners a nice water view. Floor plans are all single story and range from about 1,050 square feet to 2,000 square feet with two to three bedrooms and two baths.

Some homes have a screened porch, and every property has a light-colored, low-maintenance vinyl exterior around a wood frame. Some dwellings have stone accents. Nearly all have an attached one or two car garage, although some homeowners have converted their garage into more living space. A few homes have a carport.

Prices begin in the low-$200,000s. The HOA fee is about $175 per month. Please verify these prices with a Realtor as they will change.

The HOA fee covers facilities maintenance, amenities upkeep, common areas upkeep, sewers and free digital starter cable television. Homeowners must take care of their own lawn maintenance and trash pickup. It is worth noting that some lawns are a little dedraggled.

Residents enjoy a nice clubhouse with a heated lap pool with an access lift, a hot tub, a billiards room, a kiln, a fitness room, a small library and more. Outside, a small lounging pool, shuffleboard courts and tennis courts await.

The grounds are dotted with trees, and wildlife is abundant. Free RV parking is available, and small pets are welcome. A manager oversees day to day operations. Neighbors regularly gather for potlucks, dances, cards, coffees, dinners and more.

Leesburg is just an hour away from the Gulf Coast beaches and about an hour from Orlando, making this area an ideal location for a peaceful retirement with plenty of activities nearby.

Leesburg Regional Medical Center is accredited by the Joint Commission.

Summer temperatures are in the 80s and 90s, while winter temperatures are in the 50s and 60s. On average, the area receives 48 inches of rain per year.

Why are HOA Fees So High in 55+ Communities?

HOA fees (homeowner association fees) come in a wide range, and each 55+ community has a different set of guidelines for determining its HOA fees. Generally, the more amenities, the higher the fee. And often older communities have higher fees because as a development ages, maintenance costs increase. Most communities have bylaws stating how high HOA fees can be raised each year. When looking for a 55+ community, always ask about the fees. How much are they? What do they cover? How many increases have there been in the last 10 years? If the developer or sales staff will not tell you, visit on a Saturday when people are out and about and ask a resident or two about the HOA fees.
