About a quarter mile south of pretty Lake Toxaway and surrounded by the Nantahala National Forest/Gorges State Park in western North Carolina's beautiful Blue Ridge Mountains, this heavily wooded condominium community is secluded and small with just eight buildings. Construction took place in the 1980s.

Some properties are one story while others are two stories. Top floor units have exterior stairs. Floor plans range from one to three bedrooms, with a deck off the master bedroom. A native stone wood-burning fireplace, a full kitchen, a dishwasher, a refrigerator and central air conditioning are common. Ground floor units may have a basement. Exteriors are dark ferro-cement, and parking spaces are assigned.

The majority of residents are part-time owners, but some homeowners live here year-round, enjoying the four season climate.

Prices start in the high-$200,000s. The $292 monthly HOA fee pays for exterior maintenance, grounds upkeep, trash pick-up and more. Please verify these prices with a Realtor.

Residents enjoy a heated swimming pool with an artificial waterfall, a communtity grill and walking paths. Azaleas, rhododendron and laurel cover the grounds. Pets are permitted, and the community has roving security. Lake Toxaway just to the north, though, is private.

Toxaway Views is an excellent place to launch an adventure into the "Land of Waterfalls," as Transylvania County alone has 250 waterfalls. Some take a little exploration to find.

Nearby towns include Cashiers, Highlands, and Brevard. Cashiers is known for its antique shops, furniture stores, and art galleries. Highlands is home to The Bascom, a center for visual arts, and Brevard holds an annual music festival. Big town amenities are about an hour away in Asheville.

The closest accredited hospital is Highlands-Cashiers Hospital, about 14 miles away.

Summer temperatures are in the 70s and 80s and winter temperatures are in the 20s, 30s and 40s. On average, Lake Toxaway receives 80 inches of rain and eight inches of snow per year. The elevation is nearly 3,000 feet above sea level.

North Carolina:

Sir Walter Raleigh sent English colonists to North Carolina in 1585 and 1587 to settle Roanoke Island. Permanent settlements were established in 1653, and early conflicts included pirate raids, the Quaker-led Cary Rebellion and the Tuscarora Indian War.

Newer Communities vs. Older Communities

Retirement communities come in a variety of shapes and sizes. These days new communities have a lot of bells and whistles, often including a large clubhouse with a state of the art fitness center, a resort-style swimming pool, an 18 hole championship golf course (or two or three), concierge services, transportation services, a rental program and much more. Something to keep in mind with newer communities is how the development will look when it is completely built out. And who will the residents be? Older communities often cannot match the amenities of newer ones, but they make up for that by having an established group of residents. You have a better idea what you are getting when you buy into an older development.
