Of the South Carolina coast, beautiful Fripp Island is a 3,000-acre barrier island that was once the stopping grounds of the pirate Blackbeard and his band of outlaws. Today it is the location of a private, gated community known as Fripp Island Resort.

Fripp Island development started in the early-1960s and today nearly 1,500 single family residences and condominiums are here. Most homes date from the 1980s and 1990s, and many sit next to the water. Floorplans run from about 900 square feet with one bedroom to 4,000 square feet with four bedrooms. Coastal architecture, featuring open interiors, screened porches, long exterior staircases and parking spaces beneath the main floor, is the norm. Much of the island is still in its natural state, and there are no plans to build future homes.

Prices start in the high-$300,000s. The HOA fee is $1,199 per year and primarily covers landscaping maintenance (ponds, walkways, etc.). A secondary fee called a Regime fee is about $1,200 and paid quarterly. Some subdivisions have additional fees. There may also be a yearly $450 assessment fee through 2027.

Membership is non-equity and required to access the amenities. The four membership levels range from about $93 per month to $593 per month, depending on type, etc. There is also a $20,000 to $25,000 initation fee. Please verify all prices with a Realtor as prices are bound to change.

Dotted with palmettos, intertwined with marshes and laced with tranquil, twisting waterways, Fripp Island is soothing place. It is also a designated wildlife sanctuary, home to turtles, fish, deer, racoons and even a few lagoon-residing alligators.

Amenities include a deep water marina, as well as a dock and a boat landing. As the most seaward of South Carolina's Sea Islands, Fripp Island offers direct access to the Atlantic and nearby barrier islands. Evening cruises aboard a 36-foot pontoon boat are also available.

The two championship golf courses, each dotted with ponds and one with oceanside fairways, were designed by George Cobb and Davis Love III.

The beach complex has oceanfront swimming pools. The eight clay tennis courts are lighted. The various restaurants include the Ocean Point Grille, the Marina Deli, the Bonito Boathouse, the Cabana Club and more, serving a variety of cuisines. There is also a grocery store.

Perhaps the best amenity is sparkling, uncrowded white sand beach. Loggerhead seaturtles come to nest from April to September.

The island is managed by the Fripp Island Property Owners Association (FIPOA) and has a 24/7 security force and a fire department with a paramedic. It also maintains its own bridges and streets. Water is pumped in from a nearby water authority.

Cars are allowed on roads, but golf carts and bicylces are the favorite modes of transportation. One bridge connects Fripp Island to the mainland.

Fripp Island does not have a hospital, but Beaufort, 15 miles to the west, has one that is accredited.

The area has a subtropical climate. Summers are hot and humid with temperatures in the 80s and 90s, and winters are mild with temperatures in the 40s, 50s, 60s. On average, the area receives 46 inches of rain per year.

South Carolina:

Francisco de Gordillo explored the present-day South Carolina coast during 1521 but was unable to establish a town. The French also failed to colonize in 1562. The English settled here in 1670, but they moved on to Charleston when the conditions worsened. The two Carolinas split officially in 1729. The state was the first to leave the Union during the Civil War.

South Carolina was once primarily agricultural and still grows peanuts, watermelons, peaches and tobacco. Today, though, it is mostly known for its textile mills. Wood products, asbestos, steel, pulp and chemicals are particularly important. A commercial tea plantation, and the only one in America, lies on an island 20 miles South of Charleston.

Top attractions include Fort Sumter, which is a national monument, the aircraft carrier USS Yorktown, the Cypress Gardens (located in Charleston), Hilton Head resorts, the Cowpens National Battlefield, the Botanical Gardens and the Riverbanks Zoo.

55+ Communities and Single People

It often seems as though 55+ communities are full of happily married people. This is not always the case, though, as the demographic fact is that women often outlive their spouses. It is true that newer developments draw couples because newer developments tend to draw younger retirees. This is simply because older communities have residents who moved in longer ago. Older developments have more singles, particularly women, because the residents are often older. As to where to find single men, that is out of our area of expertise.
