In South Texas' Rio Grande Valley, Sunshine Country Club Estates is a casual, member-owned and member-operated 55+ community built between 1981 and 2000. It has 306 site-built homes and manufactured/mobile homes on 57 acres.

Residents own both their home and the lot. Floor plans range from about 560 square feet to 1,549 square feet of living space with one to two bedrooms and one to two baths. The mobile/manufactured homes have a carport, while the site-built, single family homes have a one car or two car garage.

Prices generally start below $100,000. The HOA fee is about $118 per month and pays for community grounds maintenance, the golf course, and most amenities. Please verify these prices with a Realtor as they will change. Some activities have an additional, nominal cost.

Sunshine Country Club Estates is gated and supports a watch group as well as an emergency response team. The community's multi-purpose Retzlaff Hall hosts potlucks, clubs, line dancing, and game nights. The pavilion next to the outdoor pool is perfect for picnics and parties.

Other amenities include a well-equipped fitness center, billiards room, tennis courts, pickleball courts, RV storage, boat parking, and a woodworking shop. The 9-hole golf course is free for all residents. Pets and golf carts are welcome.

Grocery stores, pharmacies, dining, and big box retail are within a five mile radius. Harlingen Medical Center and Valley Baptist are minutes away. Harlingen is home to the World Birding Center and the annual Rio Grande Birding Festival. The nearby Lower Rio Grande Wildlife Refuge follows the last 275 miles of river and showcases 1,200 plants, 300 butterflies, and at least 520 bird species.

Valley Baptist Health System is accredited by the Joint Commission.

Summer temperatures are in the 90s and above. Winter temperatures are in the 50s, 60s and 70s. On average, the area receives 26 inches of rain per year.

Texas:

Two Spanish explorers in the 16th and 17th centuries were the first Europeans to visit this area and settled near El Paso in 1682. A French colony also existed for a time at Matagorda Bay. Americans started to settle at the edge of the Brazos River in 1821. Mexico, recently independent from Spain, controlled Texas at this time.

The American settlers eventually rebelled against Mexico and fought for their independence in the Texas Revolution (1835 to 1836). Legendary battles included San Jacinto and the Alamo. The U.S. annexed Texas in 1845, and the Mexican-American War began in 1846 as Mexico fought to keep Texas.

The U.S. captured Mexico City in 1848 and ended the war. The subsequent Treaty of Guadalupe Hidalgo not only kept Texas in the U.S. but gave the Americans ownership of California, half of New Mexico, most of Arizona, Nevada, Utah and parts of Wyoming and Colorado. Texas has been a part of the U.S. ever since.

The Lone Star State is the second biggest in the country in size, after Alaska, and it leads every other state in the production of cattle, sheep, oil, as well as cotton. Geography ranges from arid, flat plains in the west to the thick piney woods in the east.

Texas also boasts 100 state parks, the Lyndon B. Johnson Space Center, the Alamo and Big Bend Mountains National Park. In September, 2017, one of its major cities, Houston, received 51 inches of rain during Hurricane Irma.
